Welcome to the Forest Shores Property Owners Association (FSPOA)

Forest Shores is located in Wirtz, Virginia, Franklin County, and is a part of the Smith Mountain Lake developed shoreline on Gills Creek.  The Forest Shores Property Owners Association (FSPOA) is a non-stock corporation incorporated in the Commonwealth of Virginia. Our mission is to support and maintain the development of Forest Shores I and II subdivisions as a cohesive community and to oversee the common areas within these two sections.

The common areas maintained by FSPOA include:

  • The boat launch in Section I, suitable for canoes, kayaks, and jet skis.
  • The septic system force mains along the roads in Sections I and II.
  • The roadside grass in Sections 1 and II, and the boat ramp road in Section 1. 
  • The entrance signs to each subdivision.

Membership in FSPOA includes all record owners of lots 1 through 34 in Section I and lots 2 through 13 in Section II (lot 1 is excluded by deed). The Amended Declarations of Reservations and Restrictive Covenants, recorded in Franklin County, apply to all lots in these sections, run with the land, and are binding on all owners.

The affairs and business of FSPOA are managed by a Board of Directors elected by the membership. The board consists of the FSPOA president, vice president, secretary, treasurer, and two or more directors. Owners in good standing are entitled to one vote per lot owned.

FSPOA holds an annual membership meeting on the second Saturday of August, with the time and place determined by the Board of Directors. Notices for the annual meeting are mailed to each member. Additionally, board meeting minute summaries, notices of meetings, and other FSPOA information are posted here and on the private Facebook group page Forest Shores Property Owners Association.

Annual dues are $100.00 per lot and are payable by August 1st, which is the beginning of the new fiscal year. Unpaid dues become past due on September 1st. An email reminder will go out on September 15th that a $100 late fee will be applied to unpaid dues within 90 days of the due date (November 1st). These dues fund common-area maintenance, capital improvement projects, street lighting, administrative expenses, and an operating reserve for the maintenance of Association assets.
